Bristol department store reuse draws half a million visits a year

A former Marks & Spencer in Bristol now welcomes about half a million visits annually after reopening as a mix of independent shops, arts and community space.

British high streets lost nearly 30% of their chain outlets between 2014 and 2024, leaving large buildings empty and weakening places where people meet.

Community-focused department store Sparks opened in Broadmead in 2023. Its spaces host independent retailers and activities ranging from meditation to bicycle maintenance. A small rent, meaning a token payment that keeps the lease legally valid, has been crucial to keeping costs manageable.

This example show that former retail space can support commerce and connection when landlords, communities and businesses cooperate. Sparks’ unusually cheap lease is difficult to reproduce, while government regeneration funding reaches only selected areas.

The next challenge is developing affordable ownership, leasing and investment models that let more communities adapt vacant buildings rather than lose them.
